Join our growing vacation property management company as a Property Preparation Caretaker who is an independent contractor , where you’ll play a key role in ensuring our homes are guest-ready, well-maintained, and in top condition at all times.

Job Summary:

As a Property Caretaker, you will be the eyes and hands on the ground between guest stays. Your responsibilities will include post-departure property checks, light prep work before professional cleaners arrive, restocking essentials, managing smart locks, and ensuring each property meets our high standards before the next guest arrives.

Key Responsibilities:

• Post-Departure Inspections:
• Check property for damages or missing items after guest check-out.
• Report and document any issues promptly or guest items left behind.
• Strip used beds and begin the laundry cycle; finish and fold laundry as needed.
• Prepare property for professional cleaners (e.g., remove trash, tidy up, set clean linens out).
• Inventory & Maintenance:
• Restock household essentials (e.g., toiletries, paper goods, coffee supplies).
• Ensure all appliances, lights, and home systems are in working order.
• Perform light duty maintenance (e.g., replace AC filters quarterly, tighten door handles)
• Pre-Arrival Preparation:
• Stage property according to company standards (e.g., arrange furniture, place welcome items, set TV's, set AC/Heater temps).
• Conduct final a walkthrough to verify the property is clean, presentable, organized, and guest-ready for their perfect stay.
• Program new code on digital door lock for incoming guests.

Qualifications:

• Proven experience in property management, housekeeping, or hospitality is preferred but not required.
• Excellent attention to detail and time management.
• A willingness to learn and follow processes.
• Able to provide your own reliable transportation with the ability to travel between properties.
• Tech-savvy"ish" – comfortable using smart lock systems and mobile checklists.
• Ability to lift and carry household items (up to 35 lbs).
